Roof maintenance

Roof maintenance is a look at a covering that is still keeping the water out. Jamie checks the tiles, the ridge, the flashings and the spots where water sits, then says what is worth doing now and what can wait. A leak, a tile on the ground or storm damage is roof repair work.

What the visit is for

People ask for this when the roof is old enough to worry them, when moss is spreading, or when a neighbour's tiles have started to slip and they want the same look at their own slope. Some visits end with nothing to do. Some find a few tiles, a tired flashing, or mortar at the ridge that is worth dealing with before the next wet month.

This page does not publish a price, a visit interval, or a maintenance plan. The figure follows the roof in front of him.

Visits from the Isleham base cover Isleham, Ely, Soham, Fordham, Burwell, Mildenhall, Newmarket and Bury St Edmunds. Ely, Newmarket and Bury St Edmunds each have a page: Ely, Newmarket and Bury St Edmunds.

What sits on other pages

If water is already inside, or a tile has come off, start at roof repairs. Thick moss has its own page: moss removal and roof cleaning. Gutters that overflow are guttering and soffits. A stack with open joints is chimney repointing and repair.

General upkeep of the building, such as gates, timber and small making-good, is property maintenance. That page covers the rest of the building.

What to tell Jamie

You do not need to have found a fault. Say why you want the roof looked at.

  • The town, and whether it is a house, bungalow or outbuilding
  • Tile, slate or flat, if you know
  • Whether anything is leaking now
  • Moss, slipped tiles, or a chimney you can see from the garden
  • A photo from the ground is enough. Stay off the roof.

Questions people ask

Is roof maintenance the same as a roof repair?

Maintenance is a look at a roof that is still keeping the water out. A repair is for a leak, a slipped tile, or damage that is already there. If you are unsure which it is, say what you can see and Jamie will put it on the right visit.

Is this the same as property maintenance?

Property maintenance is small repairs around the building. This page is the roof covering: tiles, ridge, flashings and the places water sits.
